Our property management department offers full range of property management services tailored to suit you as an investor, homeowner, or landlord. Leasing & Letting Your Property

  • Once we receive a notice of vacancy, we will place a description of your property on our vacancy list, which attract no fees for those who call our leasing department. We can provide you evidence in form of black and white and this service is free.
  • We will display your rental property with photos and a full description on our website and also on other listing sites to make it visible to the world.
  • We will also list your property to multiple listing services making it visible to local realtors however your leasing can guaranty a quick tenant.
  • We conduct proper checking on applicant qualification screening process to ensure your property is tenanted to best and reputable tenant. Saving our client from bad tenants
  • We can show your property to buyers to have a view of what they want to rent
  • We stick to all agreement with the owner of the property while rent your property out and we rent out your property at the priced agreed and never for high or less with the consent of the owner.
  • Once we find a perfect tenant the property, we will collect a reservation fee from the qualified applicant to take the property off the market.
  • We will sign the leasing or renting agreement with the qualified applicant and answer all necessary questions they have in mind.

Leasing/Rental Renewals

  • We try as much as possible to renew the lease/rent with the existing tenant at least 2 months prior to the expiration of the current rental agreement unless the property owner instructed otherwise in writing.
  • We will renew the lease/rent at the present market price as possible with the consent of the owner, which means the price will be higher than the precious one. We never agree to lower rent without the consent of the owner
  • We will quickly inform you on time via phone, email or in writing if we learn your property will become vacant.
  • We will immediately put your property for listing for new qualified tenant with your permission if the existing tenant does not intend to renew into new rental agreement.

Relationship With Tenants

  • We make a very good arrangement to collect rent in a timely manner mostly within first week of the month.
  • We conduct our business transactions with our tenants fairly and respectably.
  • We renewing the lease with the current tenants at a higher rate whenever possible and we let them know reasons and the current market price.
  • We ensure all tenants comply with all terms and conditions stated in the lease/rental agreement.

Failure Of Payment By Tenants (Eviction)

  • We will serve any applicable legal notices necessary to ensure compliance with rental agreement.
  • We will follow up with any legal notices to determine that the tenant has complied in a timely manner.
  • If fail to comply then we delivering a “Late Notice” (a prerequisite to an eviction for non-payment of rent) on the 7th day of the month.
  • We will direct our eviction attorney to begin the eviction process against a delinquent tenant after the “Late Notice” expires and proper action from the tenant has not been taken, unless we are instructed by you in writing to delay eviction for any reason.

Detailed Property Inspection and Reporting
• We always carry out proper and comprehensive internal and external inspections on all property. We will make a written report and signify any concerns areas in the photo.

• We ensure a “move out” inspection is carry out immediately the property is vacant in order to know the present conditions of the property.

• We can also carry out annual interior inspections on owner’s request. The photo documents provided at an additional charges.

REPORTING TO OWNERS
• We can pay vendors that work on the property with the owner consent.

• We will provide you with monthly and yearly profit and lost statement to enable you to know all the payment received & assists you in your tax preparation.

• We will make payment deposit into owner’s account every first or second week of the month.

• We will update the owner’s necessary information that can be of help to their investment from time to time.

REPAIRS, MAINTENANCE, & UPGRADES
• Should in case of any repair we will let you know in advance for any repair that is more than #5,000 Naira unless it is an emergency affecting the safety of the tenant or integrity of the property.

• If there is any need for renovation after vacant in order to attract the prospective tenants then we can advise you so that we can maximize the rent value of the property.

• We will draw from any forfeited security deposit funds to address repairs and maintenance that were the previous tenant’s responsibility.

• We will only deal with licensed and genuine vendors who are qualified to handle the type of work being performed on your property sometime the owner can also recommend a vendor.

• As for now our property management section only cover Lagos and Abuja.
